To close out inventory before the end of the year, major builders across the Las Vegas Valley are stepping up with aggressive end-of-year incentives to bridge that gap. But it’s important to understand how these deals work:
Temporary Buydowns : Lower your monthly payment for the first two years, but your payment steps up after that, and you still need to qualify at the full interest rate.
Permanent Buydowns & Price Cuts: Reduce the actual rate for the full 30-year term or lower the loan amount directly, helping buyers who need help qualifying today.
The Catch: Most builder-paid rate concessions require financing through the builder's preferred lender. That being said, there are some builders who are offering closings costs even when buyers finance with their own lenders.
How to Play It Based on Your Timeline
Ready to move in before year-end? Taking advantage of quick move-in inventory promotions right now is the fastest way to lock in builder-paid rate reductions and closing cost credits in addition to competative deals on the home prices.
